Planning Proposal in respect of land at 45 Mulloway Road, Chain Valley Bay
A Planning Proposal was prepared for 45 Mulloway Road, Chain Valley Bay (RZ/3/2019) (the site).
The Planning Proposal sought to rezone the site from E3 Environmental Management to R2 Low Density Residential, RE2 Private Recreation and E2 Environmental Conservation. The site is located within a development precinct as identified by the State Government’s North Wyong Shire Structure Plan (2012).
The objective of the proposal was to rezone the site in order to allow 18 x R2 Low Density Residential lots, 1 x RE2 Private Recreation lot to facilitate the development of a 142 dwelling (approximate only) Manufactured Home Estate (MHE) as well as 1 x E2 Environmental Conservation lot for addition into the local biodiversity corridor.
The development will pay into the Northern Districts Contributions Plan – which is being reviewed to ensure the developer pays a fair and reasonable contribution towards community and recreation facilities as well as supporting road and servicing infrastructure.
The Planning Proposal and other relevant supporting documentation was exhibited between 6 December 2021 and 25 January 2022 at:
